Position Overview: At Aspen Heights, we're committed to delivering exceptional construction experiences nationwide. We're looking for a motivated Assistant Project Manager to contribute to the successful execution of a wood framed multifamily wrap project, from start to finish. The ideal candidate will have a background in construction management, specifically in wrap and podium wood framed multifamily developments. As an Assistant Project Manager, you will work closely with the project team, stakeholders, and professionals, representing the Aspen Heights culture and ethos. Responsibilities: 1. Project Planning and Development: · Collaborate with the project stakeholders to develop a comprehensive project plan, including scope, schedule, and budget.· Conduct site assessments and feasibility studies to identify potential challenges and opportunities.· Prepare and review construction documents, including architectural and engineering plans, to ensure alignment with project goals and code requirements.2. Budget and Cost Management: · Support the development of the project budget, tracking expenses and making necessary adjustments to meet financial targets.· Assist with sourcing subcontractors, suppliers, and vendors to obtain competitive bids and pricing for materials and services.· Contribute to cost-saving measures without compromising quality or safety.3. Schedule Management: · Collaborate with the Project Manager and Lead Superintendent to maintain a detailed project schedule, identifying critical milestones and dependencies.· Assist in monitoring progress and identifying potential delays, taking proactive measures to keep the project on schedule.· Coordinate with various teams to ensure timely delivery of materials, equipment, and resources.4. Team Collaboration: · Collaborate with the team of construction professionals, including contractors, subcontractors, architects, engineers, and other stakeholders to facilitate effective communication and project execution.· Assist in conflict resolution and addressing issues that arise during the construction process.5. Quality Control and Safety: · Support the implementation of quality control standards to ensure the project meets design specifications and industry best practices.· Contribute to maintaining a safe work environment by adhering to safety protocols.6. Regulatory Compliance: · Assist in ensuring that all construction activities adhere to local building codes, zoning regulations, and other applicable laws.· Support the Project Manager in obtaining necessary permits and approvals from relevant authorities.7. Client and Stakeholder Communication: · Assist the Project Manager in maintaining regular communication with clients, providing updates on project progress, changes, and potential impacts. 8. Owner-Architect-Contractor (OAC) Meetings: · Support and participate in regular OAC meetings, assisting with project updates and milestones. · Collaborate with the project team to address design changes and revisions.· Support and maintain the RFI process, provide timely updates.9. Risk Management: · Contribute to identification of potential risks and assist in developing mitigation strategies.10. Documentation and Reporting: · Help maintain accurate project documentation, including contracts, change orders, and progress reports.· Assist in generating regular reports for senior management, highlighting project status and challenges. Qualifications: · Bachelor’s degree in construction management, Civil Engineering, Architecture, or related field.· Minimum of 5 years of experience in construction project management, preferably with a focus on wood framed multifamily developments.· Familiarity with construction practices, codes, regulations, and industry standards.· Proficiency in project management software and tools (e.g., Procore, Primavera, Microsoft Project).· Strong interpersonal and communication skills.· Detail-oriented with the ability to support in managing budgets, schedules, and resources.· Problem-solving aptitude and the ability to work under pressure.· Strong commitment to safety and quality.· Ability to work intermittent weekends and or extended hours during busy periods to satisfy project needs.
