Job Summary The Transactions & Asset Management Director will lead and support Ecotrust CDE’s allocation deployment, portfolio management, compliance, impact reporting, and unwinds of Ecotrust CDE’s New Markets Tax Credits (NMTC) portfolio, participate in annual NMTC application writing, and support Natural Capital Holdings (NCH) asset management with specific attention to real estate assets and balance sheet alignment with Ecotrust’s mission. The Director will directly manage consultants (who provide legal, accounting, operations, and application support), and may manage Ecotrust staff. This position will collaborate closely with Ecotrust’s CDE staff, finance & accounting team, program staff (who have subject matter expertise in the CDE’s target sectors), and Ecotrust’s Measurement & Evaluation (M&E) team. The Director will report to the Managing Director of Ecotrust Investments (who also serves as President of Ecotrust CDE and NCH). Who you are The Director brings both real estate asset management and NMTC transaction and portfolio management experience and industry relationships to the Ecotrust team and is committed to economic, environmental, and racial justice. You have 8+ years of work experience, with expertise managing real estate assets and NMTC transactions, portfolios, and projects. You have a keen attention to detail, deep understanding of community development finance. You bring a rigorous analytical approach to your work, and also step back from the spreadsheets and legal documents to enjoy strategic, creative, and critical thinking, especially with teammates. You are self directed and independent, while also open to growing through feedback and thrive in an environment that values direct and empathetic communication. You deeply believe that racial equity, climate justice, and economic empowerment are important and act on these beliefs in your daily life. You are passionate about strategies that build intergenerational wealth across communities resisting economic and racial exclusion. Primary Responsibilities (The activities listed below represent the core functions of this position.) Lead the NMTC financing deal cycle, from term sheet through closing to exit; coordinate underwriting, approvals, closings, reporting, disbursements, etc. with staff, advisors, and consultants. Collaborate with Ecotrust’s finance team, Measurement & Evaluations (M&E) team, and NMTC Compliance and Asset Manager to ensure project and program compliance. Contribute to an annual NMTC application - primarily providing input on Ecotrust’s assets. Develop real estate proformas and conduct scenario analysis to support leasing, OPEX and CAPEX decision making. Support legal review of leases, loans, and other Asset and Real Estate related documents. Collaborate with Ecotrust’s property managers to manage building budgets, cashflows, and financial integration with Ecotrust’s accounting system. Lead on tracking and managing Ecotrust’s assets, income, debt service, distributions, and tax matters, with support from Ecotrust Finance Team. Create, monitor, and dynamically adapt budgets, including working with the MD to incorporate new project plans, timelines and staffing needs. Lead and manage corporate compliance for Ecotrust entities Responsibilities and tasks outlined in this document are not exhaustive and may change as determined by the needs of the organization or employee. A candidate will be assessed on their ability to successfully fulfill or quickly learn these functions. 8+ years of experience with NMTC projects and community development finance, including direct experience leading underwriting, structuring, and supporting all aspects of complex NMTC projects and their qualified active low income community business (QALICB) sponsors. 8+ years of experience managing commercial real estate assets, with expertise in complex real estate financing and ongoing asset management. Have a personal and professional commitment to advancing racial equity, with experience centering racial equity when analyzing projects and formulating budgets. Be detail oriented and highly organized. Have a demonstrated ability to prioritize and complete deliverables on-time, including during fast-paced deal closings. Ability to balance day-to-day operations with an overarching strategic perspective that enables the achievement of long-term goals and objectives. Have deep technical and NMTC subject matter expertise, including working knowledge of NMTC project mechanics and documents, such as capital flow, structure, projections, legal documents, and reports. Ability to clearly communicate complex information to partners, staff, and advisors (both written and verbal). Proficiency in Microsoft Word, Excel, and PowerPoint. Extensive professional regional and national network of NMTC industry professionals, including investors, other CDEs, and consultants. Real estate refinancing experience Tax, Audit, Accounting experience Additional Information Full Salary Range for Level: $85,000 to $129,000 Annual Salary (not hiring range) This is a full-time, exempt position. Travel required for the job includes regular visits to the Portland office and throughout the Ecotrust region as needed and at Ecotrust’s expense. This role may involve lifting up to 20 lbs.
