Primary Purpose: The primary purpose of this position is to direct and manage store design, site development, architectural and engineering drawings & documentation, and the process and scheduling of the Store Planning staff for all Brand related Department upgrades, Rollouts, Remodels, New builds, Expansions, Relocations, Acquisitions and critical Merchandise initiatives identified on ADUSA's Capital Plan for the Brand. Duties and Responsibilities: Oversee development of fixture plans and layouts for all store capital projects including new builds, expansions, relocations, acquisitions, department upgrades, rollouts, remodels, as well as all special merchandising and operations requests Implement store prototypes, Format modules and standards as outlined by Prototype Development and Innovation. Develop scope of work memo documents for projects to be presented as part of the financial approval package to AUSA Executives at CRC (Capital Review Committee). Prepare a period report that tracks the progress on all projects in various stages within the capital plan development and approval process. Provide technical planning, layout and coordination with RBS Architecture & Engineering. Manage a team of consultants/3rd party contractors performing services for the Store Development Department. Direct the release and distribution of fixture plans to avoid unbudgeted expenses for stores being engineered and/or stores under construction. Establish and be accountable for drawing integrity standards. Hold team members responsible for rigorous quality control standards. Manage creative guidance on unique project design - be able to sketch and visualize solutions which maximize the customer impact and minimize schedule and costs Participate in the monthly Construction, Engineering & Real Estate meetings (CERE) to discuss and review permitting, scheduling, construction and store development coordination. Approve and resolve building design issues to comply with State and Local Planning Boards. Attend monthly remodel meetings to maintain communication between all involved departments. Be an active member of the SPRC (site plan review committee) to provide guidance and input into efficient site layouts and ensure that building configurations for new stores and expansions are optimized to meet specific customer and city requirements. Lead the Divisional pre-development walk-thrus - be accountable for capturing scoping opportunities for consideration when establishing plans. Attend Divisional Pre-REC meetings as directed by the RE VP to represent the Store Development area. Be contact for Store Development as it relates to fixture plans and scope development opportunities Attend 100% red line plan review meetings for review and coordination of all construction documents prior to bid. Manage change control process from a request, drawing and plan distribution process. Ensure Merchandising and Operations are consulted for changes considered after CRC approvals. Ensure that the architectural shell, structural columns and sky lights are coordinated with the fixture plan layout. Conduct site meetings with the Store Planning team on projects in various construction stages for growth and developmental experiences. Develop an effective plan for team training and associate growth within the department and the organization. Apply strategies tailored to the individual Prepare yearly performance appraisals and determine salary increases for all direct reports through consistent feedback and thorough communication. 25% Travel Required Additional job duties may be assigned as needed to meet the needs of the business and support our values. Qualifications: Bachelor's Degree in Architecture, engineering 5-7 years' experience in Architectural or Engineering Office, or Retail Store Development department. Knowledge of LEED Standards Project management knowledge of Building codes & ADA regulations Auto Cad computer skills Ability to read and understand architectural and engineering construction documents, details and specifications. Ability to visualize 2-dimensional drawings in 3-dimensional space.
